The attorneys of Wittman & Lorton, P.C., George P. Wittman and Laef N. Lorton, are member agents of Attorneys’ Title Guaranty Fund, Inc., the company issuing the title insurance policies in your real estate transaction for Preferred Title & Escrow, Inc.

If a party to a real estate transaction retains the legal services of Wittman & Lorton, P.C, such as by way of example, the preparation of a Real Estate Sales Contract, the contract may require the purchase of title insurance policies, by one or more parties to the transaction, by Preferred Title & Escrow as agent for, Attorneys Title Guaranty Fund, Inc. The attorneys of Wittman & Lorton, P.C, in addition to any legal fees charged for services in accordance with representing one party to the transaction, also receive a portion of the premiums paid for the title insurance being purchased and issued. The obligations owed by the attorneys of Wittman & Lorton, P.C., to Attorneys’ Title Guaranty Fund Inc. do not prohibit the representation by one of the attorneys of a buyer or seller in the underlying real estate transaction. The personal interests of the attorneys of Wittman & Lorton, P.C., because of his/her potential liability for serving as title agent on behalf of Attorneys Title Guaranty Fund, Inc. also does not prohibit the attorneys from representing a buyer or seller in the underlying transaction.

If you choose to retain one of the attorneys of Wittman & Lorton, P.C., to represent you and prepare legal documentation on your behalf, you will again be advised of these potential conflicts of interests and your consent must be obtained before any legal representation can begin. The fees charged by the attorneys of Wittman & Lorton, P.C. are dependent upon the transaction and are disclosed at the time representation is commenced.

There are other title insurance companies who can offer the same or similar services of Preferred Title & Escrow, Inc. However, we feel that the relationship between Preferred Title & Escrow and the attorneys of Wittman & Lorton, P.C offer a beneficial service to clients when your attorney provides the title insurance, with knowledge of your situation and real estate contract. All parties to the transaction are advised that there are other providers available for title services, and you are free to choose a title company and attorney of your own choosing before proceeding with any transaction.
